Our association law attorneys are well versed in the Illinois Condominium Property Act, as well as, all state and local laws relating to sale, conversion, management, and disputes.   • Condominium Transactions — Once a new development is two-thirds sold, we can assist the fledgling association in the conversion of ownership. The developer/seller has a limited amount of time to turn over management of the Association to the new owners, and we can help this transition be smooth and seamless.
  • Bylaws and Rules and Regulations — Typically, the developer will file very simplistic documents that are in need of greater detail as the association evolves. Our lawyers represent associations in drafting rules and regulations and passing amendments which may require a two-thirds majority of the individual owners. We have successfully represented Associations faced with disputes over restrictions on satellite dishes, pets/exotic pets, parking (e.g., commercial vehicles), minimum age (e.g., 55 or older), the prohibited conduct of commercial activities and other issues.
  • Collections — If a unit owner is behind on assessment payments, we conduct the appropriate activities such as sending collection notices, and filing of lawsuits seeking possession of the unit, if necessary.
  • Meetings and Management Consulting — To head off legal problems, we can advise condominium associations on how to run meetings in accordance with the law, including how to take and publish minutes, post notices, and conduct voting. We also counsel these clients on creating the proper reserve funds for maintenance and repairs, so as to avoid any controversial special assessments.
